Commercial Property Condition Assessments Take Pie to Reno and Beyond

dsc00769Pie Consulting & Engineering (www.pieglobal.com), a leading provider of building and forensic science services, has seen an increase in clients seeking its expertise in large commercial property condition assessments prior to purchase.

“Commercial property owners aren’t looking for a check-the-box kind of pre-sale condition assessment anymore,” said Matt Blackmer, Pie’s Vice President – Forensic Sciences. “The condition of a property, whether it is commercial, residential or mixed-use, as well as a roadmap to remediation, is vitally important to our strategic client partners as a long-term investment.”

Pie’s expertise spans top to bottom structural engineering analysis, roof evaluation, façade condition assessments, civil/site grading analysis. Its structural and civil engineers are adept at not only assessing the condition of commercial properties before sale but can provide clients with comprehensive remediation and repair oversight and management.

Among recent project highlights, Pie was selected to perform a full-scale condition assessment on 12 warehouse buildings in Reno, Nevada, to observe general systems and assess their conditions. This included asphalt, roofs, water table/flood map reviews; electrical systems, and concrete floors.

For a large downtown Denver commercial property, Pie observed the cantilevered balconies and rails, post-tensioned floors, the building enclosure (including the exterior facade and roof coverings) as well as a large parking garage structure. In addition to providing such assessments, Pie is developing plans for the repair and upgrade to the building components.

“Pie is very excited to be able to provide upper tier pre-condition assessment services for commercial clients across the United States,” Blackmer added. “Pie’s experience with new construction consulting and post-construction forensic assessments allows us to provide our clients with information during the purchase process, along with the expertise to design and oversee any necessary repairs after closing.”
