Prior to an expansion and renovation, Pie was retained to assess and design repairs for two buildings that were originally constructed in 1974. One building had a limited repair scope, and the second building was later expanded vertically by 11-stories to its present-day stature.
The buildings had been experiencing water infiltration due to multiple factors and deferred maintenance. Pie was retained to complete a façade condition assessment including curtain wall assemblies, stone and spandrel panels, wall-to-roof interfaces, wall penetrations, skylights, roofing systems and sealants. Pie was then retained as the designer-of-record for the restoration project and provided construction administration & quality assurance services.
The facade restoration included replacement of gaskets, wet sealing, mullion replacement, system drainage improvements, removal/reinstallation of expansion joints, and replacement of damaged glazing.
