ASTM E2813 – Standard Practice for Building Enclosure Commissioning (BECx)

As an early adopter of Building Enclosure Commissioning (BECx), Pie continues to provide industry expertise in evaluating the performance and durability of enclosure materials, assemblies, and systems for projects throughout the U.S., and in conformance with ASTM E 2813, LEED, and other recognized practices.

ASTM E 2813 BECx Advantages:

The BECx process as defined in ASTM E 2813 includes the following phases:

  • Pre-Design
  • Design
  • Pre-Construction
  • Construction
  • Performance Testing
  • Occupancy

Earlier commissioning programs as defined through ASHRAE and NIBS Guideline 3, describe general operating practices and procedures as a best practice. Conversely, ASTM E 2813 defines specific sequences of operations that are requirement based. The result is an authoritative and technically sound program for BECx that establishes both Fundamental and Enhanced levels of BECx.

Statistically, more than 70% of all construction related claims, defects and warranty call-backs are attributed to the building enclosure (per ASHRAE and ASTM studies). As the construction industry continues to evolve, so too are advancements in material technology especially regarding building structures and exterior envelope components.

Traditional commissioning had its early beginnings in the mid 1970s as a means of complying with the Owner’s Project Requirements (OPR) from early pre-design to and beyond building occupancy. Over time and in response to a growing focus on energy consumption, occupant comfort, mechanical system performance, and protection from exterior elements, etc., greater emphasis has been placed on BECx.
